YORK

IVANHOE EAST
September 2022

This project was designed around a pretty restrictive Planning Overlay.
With a heritage listing in place due to cultural significance, this project was always going to be a test of our logistical abilities.
As one of the areas first houses in a plan of subdivision dating back 70 + years, the façade of the property had to remain relatively untouched.

The brief was to create a family home with all of today’s expectations whilst maintaining the city skyline views from the new living space to the rear.
A ground floor extension consisting of 3 bedrooms, bath, laundry and rumpus compliments the new first floor kitchen, living, dining, guest and master suites. Landscaping the sides and rear of the property were subsequent to the required scope, also proving quite labour intensive.

With a relatively steep block, the delicate task of excavating for a ground floor/basement via limited access either side of the dwelling proved to be a
major undertaking- but a highly rewarding one for all involved!

Stepping through the front door,  a complete marriage of styling and architecture wows with every new space encountered.
The entire team thrived when presented with these challenges and as you can see the final results speak for themselves.

Built through COVID with and for some of Eastwood’s favorite clients to date, this one was definitely worth all the effort!
